VA loans and VA assumptions on Oʻahu, explained the way they really work

A VA loan is one of the strongest tools a buyer can have. On Oʻahu it plays by a few rules most mainland advice leaves out.

Why VA works differently here

Price points. With full entitlement there's no VA loan limit, so zero down is still possible at Oʻahu prices. With partial entitlement the math changes, and you need to know your number before you shop.

Condos need VA approval. Much of Oʻahu's attainable inventory is condos, and a VA buyer can only finance a unit in a VA-approved project. I check approval before you fall in love with a unit, not after.

Leasehold vs. fee simple. Some Oʻahu properties sit on leased land. That affects value, financing, and resale, and it's one of the first things I verify.

Appraisals. VA appraisals protect you, and in a tight market they can also stall a deal. Preparing for the appraisal keeps your offer competitive.

How sellers see VA offers. Some sellers still believe VA offers are harder to close. I structure offers so sellers see strength, not risk.

VA assumptions: the most underused tool on the island

When you assume a VA loan, you take over the seller's existing loan, including its interest rate. On a home where the seller locked in a low rate, that can lower your monthly payment meaningfully compared to new financing at today's rates.

How it works

1. The gap. You cover the difference between the seller's remaining balance and the purchase price, with cash, a second loan, or both.

2. Qualifying. You qualify with the seller's loan servicer, not just any lender. The servicer sets the pace, so a clean file matters.

3. Entitlement. A veteran buyer can substitute their entitlement and free the seller's. A non-veteran can still assume a VA loan, but the seller's entitlement stays tied to it. Both sides need to understand that before signing.

4. Timeline. Assumptions take longer than standard purchases. The contract and expectations need to be built around that from day one.

Where it goes wrong: gap financing that wasn't planned, entitlement surprises, and contracts written on a standard timeline.

See if an assumption makes sense for you.
